Xenex
Possessions at Xenex Condos took place early in 2009. The tower is by Bucci Group, which has completed housing projects across Western Canada, and in Calgary is known for Bella Lusso in The Bridges neighbourhood (part of Bridgeland), and Bonavista Estates south of Anderson Road and just east of MacLeod Trail.
Xenex is an 18-storey concrete building with 150 suites, focusing on slightly smaller spaces to keep them affordable. The building offers 9' 3"-high ceilings, but 11'-high ceilings on the third floor, central air conditioning, titled parking, and visitor parking in a 4.5-level in-ground parkade, plus assigned storage lockers for most suites. A few studio suites have no parking space. There are no amenities or staff.
The design starts with eight suites--four of them with two levels--accessed from the sidewalks of Twelfth Avenue and of Seventh Street, then the tower rising 18 floors, plus two mechanicals levels. Exterior finishing is floor-to-ceiling green-tinted windows, steel, stone, and glass-panel balcony railings.
The four ground-floor two-level and four single-level suites are zoned for live-work use, so a lawyer or a chiropractor, for example, can have the office downtstairs or up front and a small home adjacent for a REALLY short commute. There is no actual commercial space at Xenex.
Suites range from 13 east-facing studios of 536 square feet to four single-level penthouses of about 1,600, 1,800, and 2,045 square feet. In between is an array of one-bedroom suites from 716 to 740 square feet and two-bedroom suites from 883 to 1,200 square feet. Interior finishings include granite counters, laminate hardwood flooring, in-floor heat in bathrooms, stainless-steel appliances with ice-making 'fridges, over-range microwave ovens, and in-suite laundry for every suite.
Suite unit factors are allocated in proportion to suite floor areas at Xenex, and exterior windows and doors are common property. I have all floor plans and the Condo Plan on file.
