Wexford Place

Wexford place is age restricted to those over 18 (whether tenants or owners) and dogs are not allowed. Concrete-built in 1968 as a six-storey rental apartment building and condo converted in 1991, the suites in this building were finally renovated and sold off after 2000. A nice job was done with all 32 suites, which range from one-bedroom homes at 614 square feet or larger, to two-bedroom homes of about 900 square feet plus two top-floor three-bedroom suites of about 1,290 square feet each.

The conversion renovations vented the in-suite laundries to the building's exterior and created storage lockers plus an indoor bike storage area. Suite finishings are nice but not expensive. All suites have a balcony and 24 of the 32 homes are located on corners. Parking is assigned common property, mostly in a secured but open-to weather area around back below grade, with some tucked under cover and with a few suites having two stalls.

Exterior windows and doors at Wexford Place are common property. I have on file the suite floor plans and the building's Condo Plan, which allocates unit factors on a floor-area basis.
