Urban Point
This seven-storey concrete tower was completed in 1969 as a rental building and condo converted in 1999, although that process seemed to take forever and left the new owners with some completion work to do. The builder had a 320-square-foot space just off the lobby that was for sale as a suite, although it was so small that you'd think a generous developer would have given it to the corporation as an office. With that history now long behind them, the 48 homeowners have a building with a durable brick cladding, a new roof in 2007, and a combination of indoor and outdoor parking.
There are 28 titled-property indoor stalls plus 20 assigned surface stalls off the lane and atop the parkade. The majority of suites are two-bedroom layouts and all suites feature parquet hardwood flooring. Most one-bedroom suites are about 622 square feet, while two-bedroom places start at 662 square feet and up to 889. Some suites have laundry, mostly the all-in-one machines, and there's a nice coin-op laundry room with a large window on the main floor. In-suite electricity use is included in the condo contributions, as is saving toward future windows and doors replacement because those are common property. I have the Condo Plan on file.
