Sunalta House

This large nine-storey concrete building opened in 1978 as a rental building that was poorly maintained, and was condo converted in 1995, with many of the suites being bought at that time by investors. It took another decade for values to rise dramatically, which saw most investors cash in and the building become more owner-occupied. Most suites were updated by investors prior to sale or by proud new owners wanting a higher standard than once prevailed. Common areas have had a decorative once-over, as well, so since 2008 the building has looked much improved.

There are 101 suites starting from roomy 639-square-foot one-bedroom homes to 905-square-foot two-bedroom homes. All apartments have a suite-length balcony, while six ground-floor suites each enjoy a large patio out front and six second-floor suites at the back each have a large patio atop the roof of the ground-floor parking below. The parking has one level below grade and an at-grade level that is secured but open to the breeze, lying behind the lobby and five suites that face toward the sidewalk of Twelfth Avenue. The building has two elevators, 'no in-house amenities. Laundries were not built into suites, but many had a stacking set installed (venting into the suite), otherwise they might have the all-in-one machines that require no air vent. Of course there's a large coin laundry.
