Sterling Place
Built in 1978 and condo converted in 1991, Sterling Place is a concrete seven-story building with 32 roomy suites and 33 indoor titled-property parking stalls in a two-level parkade. Most renovations appear to be more recent than 1991, though, and Allied Capital was selling numerous suites in 2000 and 2001.
With only five suites per floor, four-fifths of the suites have corner windows in two directions, and all suites have a spacious balcony. There's a single elevator and a large basement space originally intended for laundry, games and hot tubbing, but all suites seem to have in-suite laundry, and I don't believe the hot tub operates any more, so perhaps that's become storage space, as all suites seem to have a locker.
The smallest suite here is 689 square feet, which is already a roomy one-bedroom home, but it's the exception, as most are even larger. Two-bedroom homes are from 840 to 980 square feet, and one top-floor suite is 1,044 square feet. All suites have a single bathroom, and there are no fireplaces. Whenever I visit the building it appears well maintained, while all suites appear renovated by either the developer or owners to good and even artistic standards.
Exterior windows and doors at Sterling Place have been assigned to each suite owner for maintenance and replacement. I have the Condo Plan on file.
