Seventeenth Avenue Lofts
Late in 2011: A nice earth-tone paint job has updated the appearance of Seventeenth Avenue Lofts since this photo was taken.
This concrete and structural steel six-storey building was an office development when completed in 1979, then condo converted in 1995. The 19 suites aren't true lofts, as none have second levels overlooking the main, but they all have 12-foot-high ceilings and entirely open plans, with some bathroom and bedroom two-thirds-height wall divisions. An industrial style prevails with pipes, wires and steel joists all exposed overhead.
Suites with balconies overlooking Seventeenth Avenue receive vast amounts of sun through south walls of windows, and upper-floor suites have fabulous views to Mount Royal. There are a variety of floor plans ranging from a one-bedroom suite of 667 square feet to a fifth-floor suite with 1,647 square feet. Suites at the front of the building have deep balconies, with the large fifth- and sixth-floor suites having south-facing outdoor space the width of the entire building; 'very nice. Nine of 10 suites facing north have some great picture windows toward downtown, but no balconies.
Parking is in a two-level parkade, one level below grade and one at grade, all assigned stalls. All suites have in-suite laundry and there's central air conditioning. The ventilation system needed upgrading in 2004, so owners paid to have that done. Condo contributions include in-suite electrical costs, so there's one less personal bill to pay per month. This is a funky building that appeals to those who want something different and large floor areas.
