Sandpiper
Built in 1980 as a rental building, this eight-storey concrete tower was condo converted in 1994 and has looked good ever since. Roof-top decks are a feature of the Sandpiper, including a large common deck/garden for everyone to use and four private corner-set roof decks....'nice! As well, four second-floor suites each have a large terrace east or west over the ground-floor retail spaces. The building has an attractive brick and stucco facade, but the second-floor suites are darkened a bit by having concrete balcony walls, rather than railings.
Parking is assigned stalls in the basement parkade with enough for a stall for all of the 52 suites and the three commercial ground-floor condo spaces. The building has two elevators. All the suites I've seen have in-suite laundry, although the dryers are not vented to outside, so I'd switch to the all-in-one no-vent-required laundry equipment. One-bedroom suites measure about 760 square feet, while the two-bedroom and one-bathroom suites measure 851 square feet or more. The four top-floor suites are larger at either 1,062 or 1,162 square feet each, plus their roof decks, of course. All balconies are spacious.
Sandpiper Condos offers a well-equiped gym and a laundry room on the second floor. Exterior windows and doors at the Sandpiper are each suite and commercial unit owner's responsibility, so if owners want to upgrade those or need to repair them, it's at their own expense.
