Rosewood Estates

There's not a small suite in this 14-story concrete tower purpose-built as a condominium in 1979. All 48 suites have corner settings and 1,150 to 1,191 square feet, with four two-level penthouses sprawling over 2,315 to 2,389 square feet each.

For 20 years the original buyers into this then-luxury building stayed in place with suites virtually never on the market. In about 2000 a generational change started to take place and many suites have been renovated by new owners. The lobby was impressively modernized in 2007. Over the winter of 2008-09 all exterior stucco cladding was replaced, while the more extensive brick cladding looks good for another 100 years. The building has always had a resident manager with an on-site office off the lobby. There's also a large meeting/cards room off the lobby and a small gym and sauna in the basement.

The building has one level of indoor assigned parking and one level of above-grade but entirely covered and enclosed parking, with all suites having one stall and penthouses having two; one in each area.

Every suite has a terrific wrap-around balcony, penthouses have two, with the top one larger, and upper floors have great views to downtown or towards Mount Royal and even of the Rockies. Suites were all built with a wood-burning fireplace, a full bathroom plus a two-piece en-suite, while penthouses have two full bathrooms plus the half, and every suite has roomy in-suite storage and laundry. Rosewood Estates has central air conditioning and has never allowed any pets, so give away your python before calling me to buy into this lovingly-maintained building.
