Residences of Mount Royal

Although not really in Mount Royal neighbourhood, this sophisticated 2001 development can justify the name by its Plus 15 over-the-alley link to the Mount Royal Village shopping mall and proximity to the wealthy district just across Seventeenth Avenue S.W. and up the hill.

This condominium corporation includes the large retail condo space facing Eighth Street and currently housing Shoppers' Drug Mart, which takes up three levels at the building's west end. The building is frame-with-overlay and structural floor joists is atop the concrete four-level in-ground garage housing paid retail parking, separate resident parking, and indoor visitor parking for those visiting the suites. The garage holds a total of 277 titled-property parking stalls.

The residential building houses 53 roomy condominium suites in the five-and-a-half-storey building largely running along Fifteenth Avenue. The four main-floor suites have eight-foot ceilings, while those on the second and third floors have 11-foot ceilings, and ceilings on the fourth floor are nine feet high. On the fifth floor 16 suites each feature a 17-foot ceiling over the living room with a loft open to the main level. Looking back down on the third and fourth floors, 10 suite each have a roof-top patio (hot tubs!) atop the wider commercial space below. Most suites here are in the 900-square-foot range, with the smallest being 802 and the largest being two suites combined into one of 1,876 square feet. There are just nine one-bedroom and one-bathroom suites; all others offer two bedrooms and two bathrooms. Every suite gets a large storage cage at the front of its parking stall.

The lobby and hallways here are striking in their width, height, and modern decor. Finishing was uniformly high end at the Residences, with the standard including all appliances, fireplaces, gas hookups on balconies, each-suite water shutoffs, granite countertops, and mostly over-height ceilings. The builder was ProCura Real Estate Services, which also built the Montana Condos tower next door, Emerald Stone Condos across Fifteenth Avenue, and Casa Bella-Bridgeland.
