Huntsman

It was 2002 when this 1980 rental building was converted to condominium homes by local Realtor Colin Darrow and his partners at Denver Carrington Developments. Common areas were nicely modernized and suites were upgraded as necessary, with each suite's oak cabinetry and other finishing left in place after refinishing. Just a few suites were renovated to a modest standard a few years earlier by the rental landlord, and were left "as is" at sale. Two elevators serve the 67 suites, but not the parking below, which requires a jaunt down the stairs from the lobby, as does the large basement storage area.... at least there IS storage!

Features for this tower include the views from the upper of the 12 floors. Many suites have vistas of the Bow River Valley, of downtown, or of Mount Royal and Bankview. The corner suites have either a large balcony or an unheated glass-walled solarium that is considered indoor space and is included by the Condo Plan as floor area for those suites. I'd decorate one of these solarium-style balconies with wicker furniture and plug in an electric heater, making the space a lovely bright sun room useable most of the year. All suites have a single bathroom, usually with a "cheater" door arrangement. All suites also have in-suite laundry and a storage space, plus a basement locker.

The Huntsman's theme has always been English fox hunt, which the developer retained, and who bought some riding pants and boots for Jerry the concierge. His attention at the front door and lobby, combined with the convenient driveway past the front door, give the building an elegant air, and nice gardening up front compliments that. The building's second floor has a small gym, a hot tub, lounge area, and doors to a mini tennis court and picnic area on the building's north side. Parking is all assigned indoor common property, one level of it below grade, the other level at grade behind the lobby and two ground-floor suites. All suites have a window-mounted air conditioner in the living room. At the twelfth floor the corner suites have sloped glass ceilings over their sunrooms, making for some of the brightest condos space in the city!

Most of the 67 suites are two-bedroom homes, with only 11 one-bedroom places, and each of those has a den. Floor areas start at a generous 729 square feet for the one-bed-plus-den suites, which face north, while all five other suites per floor are two-bedroom places as large as 1,050 square feet, but remember that if the balcony is enclosed its area is included in the measurement. The two ground-floor suites have 10-foot ceilings and one of those is the largest in the building at 1,082 square feet.

Exterior windows and doors at Huntsman Condos are common property for maintenance and eventual replacement, which appeared to be taking place in the spring of 2011; 'a good investment. I have the Condo Plan on file and see that it allocates unit factors to suites in proportion to their sizes.
