Eightwelve, not Eightwelve

eightwelve (no capitalization) is the condo conversion of a 30-year-old rental building formerly called Grenfell Landing, with renovations and sales in 2008 and 2009. The converting developers took an entirely high-end approach as some of the principals had backgrounds in luxury-condo construction in Eau Claire. The market downturn of 2008 slowed sales, however, so some suites are being run as executive furnished rental suites, see http://CorpSuitesCalgary.com.

This is a concrete seven-storey building housing 48 suites with all parking stalls titled, covered, and secured but not heated. Renovations included glass-panel railings, all new windows and patio slider doors, granite counters, stainless-steel appliances, in-suite laundries with vented dryers, over-range microwave/vented hood fan combos, high-end millwork and paint as well as modernization of all common areas including the entrance canopy and the lobby. There is a common-property roof-top sun deck, a larger third-floor terrace atop the garage, plus a 1,000-square-foot gym. The building has two elevators that were also refurbished as part of the conversion. A design decision was made to convert some tight two-bedroom plans to more roomy one-bedroom-plus-den plans of over 800 square feet. A glance at the photos will show you the impressive results.

The conversion project was by Sunnyside Developments Inc., with the renovations and marketing contracted to well-known Cathy and Don Niefer through their Eau Claire Lookout Development Ltd. Calgarians know of their successful Point On The Bow condos and the age-restricted Eau Claire Lookout condo tower in Eau Claire neighbourhood, and they also converted to condominium the three Varsity Towers buildings in the north west and long before that Windsor Park's Windsor Point seniors' building. I have on file all floor plans and the Condo Plan. Exterior windows and doors are common property for maintenance and eventual replacement (not in my lifetime!). 'Nice building!
