City Jardin

The garden refers to the European-style courtyard around which these 41 condo apartment homes were built in 2002. With complex exterior features and roof lines, City Jardin presents attractive faces to Thirteenth Avenue and to Twelfth Street SW. The frame-and-stucco structure rises four floors plus a fifth floor of loft space and double-height ceilings for top-floor suites plus their additional balconies. Beneath it all is a concrete in-ground parkade with 43 titled parking stalls, although two of them are large enough for three stalls, so 49 vehicles are accommodated. Eight ground-floor suites here have nice patio spaces with raised concrete planters, and all suites face both outward and into the courtyard, so they all receive light from two directions. Entry to the development is via what's almost a porte-cochere and a magnetically-locked gate opening into the courtyard.

City Jardin houses a range of one-bedroom and two-bedroom suites from 677 to 926 square feet, the latter being on the top floor. All suites have nine-foot-high ceilings, light and bright finishes featuring maple cabinetry, over-range microwave ovens, natural-gas fireplaces, in-suite laundries, and many have laminate or hardwood flooring. The fourth-floor suites each enjoy a partial vaulted ceiling, a small loft, plus a second balcony off the loft.

The builder left buyers with some construction issues that an active condo Board pursued for several years. Various upgrades were undertaken to improve roofing and drainage. In my visits to the building and reading of condo documents I've seen the Board giving leadership and lovingly tending gardens; 'nice to see. Exterior windows and doors at City Jardin are common property. I have the Condo Plan on file.
