Chateau Falls
These 36 townhouses were built as condo homes in 1996 and have a terrific design that should be mimicked elsewhere. There's a concrete in-ground parkade with assigned parking for every home, and its concrete deck provides the platform for most homes above, built around a courtyard and fountain. The courtyard, of course, allows light into both ends of the homes built around it, and residents walk out of the parkade to their suite doors via the courtyard.
Homes either have their living room at the courtyard level or are upper suites with stairwells to get there. Along Fifteenth Avenue eight two-storey homes with a bedroom(s)-down design are accessed from the sidewalk. Most desirable are the eight two-level homes above these, which each have stairs off the courtyard to the living level, a bedroom with en suite bath above, then a spiral outdoor metal staircase on each balcony to access a roof-top deck; very nice!
The smaller suites here are the single-level homes directly off the courtyard, which are in the 770-790 square foot range. Two-bedroom suites range up to 950 square feet. Balconies, courtyard spaces, and those eight roof-top decks are all additional space, of course. Heating is in-floor hot water, most ceilings are nine feet high, and some are 9' 8" high. Chateau Falls has attractive exterior presentation, bright homes, and indoor parking. Like I said, it should be copied.
