Castello

This luxury-class concrete 19-storey tower was completed late in 2008 housing 106 suites, most offering a large and jaunty irregular-shaped corner balcony of about 260 square feet. The location is across from the new Eldon Chumir Health Centre with its 24-hour emergency clinic and many other health-care services. This is also only steps to downtown proper and C-Train service, via either the Fourth or Fifth streets S.W. underpasses to the downtown side of the CPR tracks. Upper-floor suites have terrific views of the Beltline, of Mount Royal and some towards downtown.

The suite sizes, ceiling heights and interior finishings at Castello are all high-end and include central air conditioning. Even the smallest suite is a one-bedroom home of 971 square feet, and the smallest two-bedroom and two-bathroom home is more than 1,100 square feet, with corner-set two-bedroom suites in the 1,200-foot range. Nine-foot-high ceilings are standard, with penthouses having 10-foot ceilings, but rising to 18 feet over their living rooms. All suites enjoy floor-to-ceiling windows and every corner suite has walls of glass meeting at the living-area corner, as the corner support post is set out on the balcony--'nice design! The balconies for second-floor suites extend over the main level's roof, giving those suites outdoor patio space of up to 1,860 square feet.

The building has two high-speed elevators which deliver residents to three levels of in-ground parking and also to the roof-top deck at the 20th level. Every suite at Castello has at least one indoor titled parking stall and a 3' X 5' titled basement storage locker, with two for each of the four penthouses. All residents have use of a fitness room, a multi-purpose recreation room, and rental use of a guest suite. With 158 titled parking stalls, 52 suites can have a second stall. The parkade also has indoor guest parking and a car-wash bay. The lobby was originally staffed 16 hours daily by the builder, but the buy-in owners have decided not to continue that particular luxury. The entire ground floor is common property areas including the large gym, lobby and for various utilities.

Castello's builder was Homburg-Centron Teamworks, which owns the next-door Centennial commercial building and numerous of Castello's titled indoor parking stalls. The lobby sees foot traffic as workers come and go to their parking, but of course they have no access to the residential floors or to Castello's amenities. Exterior windows and doors at Castello are common property for maintenance and eventual replacement, although that's 50 years off. Unit factors for the suites were allocated on a floor-area basis.
