Bristol Flats
Don't confuse this building's name with Bristol Manor, a much larger condo building at 1020 on Fourteenth Avenue SW.
Completed in 1973 as a rental building, this concrete four-storey walk up was condo converted in 2002 with a nice package of improvements that included all new exterior windows and doors. The patio slider sets are three windows wide, so bring in in lots of light. The 16 suites were all nicely opened up and redone with maple cabinetry and good appliances plus stacking laundry machines that have their dryers vented to the outside. The one-bedroom suites are 552 square feet and lie at the back of the building, while facing the street the two-bedroom suites are a roomy 919 square feet. There's enough common-property parking around back for all suites on a paved parking area. The two below-grade two-bedroom suites at the building's front each have an excavated patio twice the size of the balconies above.
There's no out-of-suite storage here, as is the case in virtually all walk-ups that have no basement. If you refer to the Bristol Flats condo plan, be careful that it's current, as some owners still have an old version of the Plan with different unit number assignments. Exterior windows and doors are common property. I have the current Condo Plan on file.
