Late 2010 saw completion of the second and taller tower of Pointe of View's two condo apartment buildings located right behind the low-rise Riverfront Condominiums on--you guessed it--Riverfront Avenue. Motorists usually view the development from Fourth Avenue when entering downtown via the "flyover" from Bridgeland. A third tower has been cancelled, so the westerly portion of this site may go on sale for commercial development.
To protect the Bow river and its pathways from winter-time shadows, buildings closer to the river are limited in height, so while The Riverfront Condos building next door is only four storeys, the new Riverfront Pointe north tower is nine storeys and the further-back south tower rises 19 floors. Pointe of View used to focus on suburban frame-built developments but has done well with its Discovery Pointe, West Pointe, and Tarjan Pointe towers in Downtown-West End/Mewata (all reviewed in this Condo Directory), and with its more recent Vantage Pointe Condos tower adjacent to the Co-op grocery in the Beltline; and now we have the two Riverfront Pointe towers.
These are attractive modern concrete buildings offering granite counter tops, stainless-steel appliances and stacking laundry sets, but don't look for entirely high-end finishings; Pointe of View aims for a lower price point than most developers and has to find the savings somewhere. Heck, they were throwing in the laundry machines, and some other builders don't do that.
The south tower of 19 floors plus a loft/mechanical level houses 174 suites. The shorter north tower houses 74 suites in its nine floors. The taller Tower Two has two penthouses with two levels--one of them loft style--and a sprawling two-level and lofted amenity area 'very nice. There is also extensive common space on the main floor of both towers. Three levels of indoor parking underlie the entire site, holding 317 titled parking spaces, some 36 of them double length, so about 353 cars can park downstairs, and that allows almost 100 of the project's 252 suites to have two parking spaces.
These buildings operate as a single condominium corporation in which exterior windows and doors are common property for maintenance and eventual replacement. Unit factors are allocated to suites in proportion to their sizes, while titled parking stalls have a UF of one, and two for the tandem stalls.
