Polo Terrace

There are 119 large suites and titled-property indoor parking for 183 cars in this sprawling modern frame-and-overlay building, completed in 1999. There are five floors of homes above the concrete parking garage, with top-floor suites enjoying small loft areas on the sixth under-the-roof level, plus vaulted ceilings. A bonus for suites that are at or slightly below grade is that the balcony area for each became a bonus enclosed sun room or den with double French doors. But all Polo Terrace floor plans are roomy, with none less than 828 square feet and 1,000 square feet being more common, all of it with modern open layouts.

Martec Developments Incorporated put so much parking under Polo Terrace that 66 of the 119 suites can have two-car indoor parking. Access to the suites garage level is via a pair of elevators. In the suites themselves all plans have two bedrooms, two full bathrooms and nine-foot ceilings throughout. All homes have in-suite laundry and storage, walk-in closets, an open kitchen with dining island, and a large square projecting balcony or the main-floor sun room. Most suites have a natural-gas fireplace.

'Last I heard owners but not tenants are permitted to have a well-behaved dog at Polo Terrace. All exterior windows and doors at Polo Terrace are common property for maintenance and future replacement, although that's decades off.
