Park Estates

This is a concrete building, clad in brick, with a mix of both indoor and covered/ secured common-property assigned parking. There are 62 suites, all two-bedroom, one-bathroom, with south-facing suites having nice views over Haultain Park and toward St. Mary's Catholic Cathedral, while north-facing suites have dramatic close-up views of downtown and the Calgary Tower. The smallest floor plan is 806 square feet and the larger ones are 898 square feet. Every suite has a large balcony and all balconies have a waterproof coating. Two elevators serve the building.

Built in 1980, this building was for 20 years largely owned by investors who rented out the suites, and maintenance poor.  Since 2005 or so the increasing proportion of resident owners have made admirable improvements including a new waterproof coating on all parking areas and parkade concrete repairs, plus a new roof, hall carpets, and a new "fob"-key security system and cameras DVR-recorded 24/7. Some suites have in-suite laundry, but there's also a large and clean laundry room on the second floor. A large common-property deck lies atop the north-side roof over the surface parking area. That deck was recently re-done with waterproofing and paving stones and the building's roof was replaced in 2008. Overlooking the deck is a large gym/games room with table tennis and men's and women's saunas.

The condo corporation owns a ground-floor area off the lobby that they plan to sell as a commercial or additional residential space after the owners amended the Condo Plan to make the space a titled saleable property. Exterior windows and doors are Park Estates are common property for maintenance and future replacement. Unit factors and thus expenses are allocated to suites in proportion to their floor areas.
